The Community Land Trust of Western North Carolina (CLTofWNC) makes homeownership affordable for working class people and families.
We help guide people through the process of becoming a homeowner so no one has to do it on their own and we also offer support after purchase for as long as people are CLTofWNC homeowners.
How To Get Started
Who qualifies for CLTofWNC home ownership?
Income Restrictions

Household income is at or below 80% of the Area Median Income (see table below to see income limits by household size)

Household income is at or above $34,000 a year or around $2,830 a month

This is to ensure that mortgage payments won’t be more than 30% of a household’s income

A household’s income must include the total income from all adults living in the home and any disability, social security, or child support income.

Eligibility Requirements
Wealth Restrictions

If you are under 62 years of age, you must have less than:

$100,000 of personal net assets (like savings, stocks, property like cars)

$500,000 of retirement assets (like an IRA or 401K)

62 or older must have less than $750,000 combined personal and retirement assets

Have at least $500 you are able to pay towards a down payment
First-Time Home Buyer

You can not already own a home unless:
-
Your home was destroyed (due to Hurricane Helene or other disaster)

It has been 3 or more years since you owned a home
-
You are a single parent who lost access to your home due to separation or divorce
-
Agree to live in the home at least 10 months out of the year
-
CLTofWNC homes must be owner-occupied (you have to live in this home, you can’t rent the whole house to someone else for passive income.)

Exceptions made for temporary situations like living with a family member to care for them at the end of their life.
